"So what, I am tough, I don't  mind a little rain!" You say.

"That may be true, but consider the ground.  Unless you have a VERY well designed outdoor arena with proper footing and drainage, you will likely end up trying to ride in an ice rink."  I point out.

"You mean it freezes a lot?"  You ask.

"No, in fact it rarely freezes, maybe just 5-7 days per year in the valley.  What I am talking about is the soil itself.  We have a lot of clay in the area, which combined with just a little rain and you have a slip and slide!" I explain.

There are so many people who love horses but don't understand what it takes to own a horse and provide for them too. Rare is the REALTOR who has an understanding for the land, the horses, and what it takes to provide shelter for man and/or woman and horses. You truly are the best at what you do!!!

I wish I had a covered arena.  We don't get anywhere near the amount of rain that you get in Oregon but we get enough in the winter that riding is out of the question for weeks at a time.  Unfortunately, there are not a lot of properties in our area with arenas.
