Do I need to be pre-qualified or pre-approved for a new home mortgage?
With the current home market conditions, being just pre-qualified for a home loan doesn't put you in a strong negotiating position with today's sellers and with a knowledgeable listing agent. When I review multiple offers for my listing clients the first thing I look at after the offer price is how strong is this buyer. Buyers who have been pre-approved by mortgage professionals who have a proven tract record for closing home loans in a timely fashion go to the top of the stack. Those offers who have simply been pre-qualified and not pre-approved, are not considered to be as strong an offer and can easily be the difference in winning a multiple offer situation.
