Reported Steamboat Springs real estate transactions this past week by today's Steamboat Pilot were 16 sales for a dollar volume of $6,250,750. Of those reported sales, 7 were single family, 7 were condo/townhomes, 1 lot/land sale and 1 commercial.

Notably, pending sales reported by the Steamboat Springs MLS show a decrease in dollar volume and pending units. There are 132 Steamboat Springs real estate transactions pending for a dollar volume of $59,665,299 (excluding the long pending $18 million ranch). The average pending sale price is $452,009 and the median is $328,500. 9% of the sales are pending with a list price of over $1 million, 2% are pending between $999k and $800,000 with no current pending sales with list prices in the $900's, 8% are pending between $799,000 and $600k, 24% are between $599,000 and $400,000, 11% are pending with a list price in the $300k's, and 45% are pending under $300,000. The dearth of inventory is becoming more pronounced, so it could be a great time to sell within certain price ranges and categories of properties!
