My Dream Home--What's the "O" in WOW!

drawing materialsAlmost all of the many new construction homes we show look great. Most have fabulous kitchens with expansive granite islands, stainless appliances, hardwood floors throughout and an open floor plan. There's often a rustic look or an urban vibe that is very attractive to buyers. The landscaping is newly planted and not overgrown. These model homes look fabulous. They're supposed to. 

When we show existing homes in the $350,000 to $450,000 price range, which is the sweet spot in our market, we see some really special homes. Our buyers marvel at the seven inch baseboards, the extensive crown moulding, the "not builder grade" light fixtures and imaginative wall colors. People have lived in these homes and have made improvements to enhance the quality of their life in these existing homes.

There's often one thing that separates those existing homes from the model homes, one thing that is lacking in the model homes, a WOW that almost all of our buyers get excited about--namely OUTDOOR LIVING SPACE. That is the "O" in the WOW! This should be included as an option in a brand new home!

I'm not talking about a deck outside the backdoor with a nice umbrella! If you are going for the WOW factor, you're stepping into a fantasy land of shaded space, expansive comfortable seating, an outdoor kitchen, and of course an outdoor flat screen TV. You probably also see a firepit and/or a stone fireplace to enjoy the outside space on a crisp autumn night. It might have multiple levels for interest, but the majority of the space is at ground level on stone pavers. It looks, and is, substantial.

Beazer Homes and ActiveRain challenged us to consider what features we might include in a brand new "dream home". I'd love to see Outdoor Living Space available as an option to put the WOW into a new dream home!

Hi Tom - Great point. Outdoor living space is something we couldn't do without, and even when done right, it's probably the least expensive space in the home. And minor touches like firepits can really extend the season.

Belinda--We just closed on a new construction home in that $350K to $450K range. The deck they provided was about 4' X 5'. Ouch.

Ron and Alexandra--Absolutely. We love the outdoors and any chance to expand our living space to include it sounds great to us.

Kathy--If one can create an outdoor space with two or three sides enclosed and a roof or some impervious covering, it opens up a whole lot of options.

Dick--You're right about the cost. It's far less per square foot than the interior space. I love fire pits!

Ah yes, Tom. I am in agreement about an outdoor living space. I would add that a portion needs to be covered - and an outdoor fireplace needs to provide warmth (for year round enjoyment). At least we need those two things around here in this seasonally wet and cool climate. ;)

Debb--Covered space is essential here as well. Probably due to the effects of the sun more than precipitation !

Michael--Outdoor living spaces give a lot of value for the cost.

Tom:  Outdoor Living takes on different meaning, depending on the area of the U.S. you live in.  But you sure can't argue that outdoor spaces remain important and are what the majority of us dream about incorporating into our homes ...

Gene--I'll grant you that Outdoor living spaces are certainly useable for a longer time each year here in Middle TN than in the Chicago area. But... with the right heaters...

Tom, outdoor space is becoming very popular, especially a built-in barbecue area!    I just sold a Toll Brothers equipped with a fireplace pit plus an outdoor kitchen!   Great list of options buyers want in new construction.

I agree, outdoor space is just an extension of the main living area. I know we spend a lot of time in our backyard. I am working with a buyer who went under contract for a new construction home and I was pleased to learn they are now offering wonderful hardscaping packages!

Tom here in LA & Malibu it is the "infinity pool" that gives the WOW factor and in Beverly Hills it is the supper duper Kitchen that only the house keepers appreciate but the layout and the equipment are worth over $150,000 :))), Endre
