You want my Buyer's Agent to Work for Free?

"Yes, I have my own agent, but he is out of the area.  He isn't going to drive an hour and a half away to show me all these houses." Says the caller.


"Well, if one of my buyer's agents shows you the house, and you want to write an offer, they are going to expect you to write the offer with them.  They don't work for free." I explain.  


Once she tells me that she won't write the offer with my agent, I politely thank her for calling and say good bye.  It's that simple.  Next.

We have started requiring the buyer broker agreement contract which is the equivilant of a listing agreement for a buyer.  If they say they are not willign to commit to our agent, we never leave the office with them.  NEXT!

At least, she was honest telling you that she has an agent. So many of them don't disclose the agent. I understand that they already have an established relationship,  that agent can call you and explain the situation( vacation, pregnant, etc.), not the client. Did even her agent know that she is shopping for houses without her/him?

Inna, I had to ask of course, and she seemed hesitant to answer the question.  Her agent is out of the MLS area, so I don't think he even has access to the listings she wants to see.
