There were 18 unit sales in May. This is up 5.9% from 17 in May of 2013. This is the highest unit sales have been since 25 in July, 2013. Sales/list price ratio in May moved down to 95.4% from 100.9% in April.

Prices
Median price in May was $1,105,000. This is up 16.9% from $945,000 in May of 2013. This is the lowest median price has been since November, 2013. 3-month median price of $1,140,000 in May was down somewhat from $1,525,000 in April but very slightly up from $1,095,000 in May of 2013.

Inventory
Inventory of 113 in May was up 15.3% from 98 in April but down 9.6% from 125 in May of 2013. New listings of 40 in May were up a little from 34 in April and up substantially from 27 in May of 2013. Months of supply of 8.6 in May was up slightly from 7.5 in April but down a little from 9.9 in May of 2013. On a year-over-year basis, months of supply has been rising for 5 months. This is the highest months of supply has been since July, 2013.

Market Time
Days on market of 67 in May was up modestly from 60 in April but way down from 159 in May of 2013.

There were 1 unit sales in May. This is down 66.7% from 3 in May of 2013. Sales/list price ratio in May moved up to 96.8% from 86.7% in April.

Median price in May was $300,000. This is up 13.2% from $265,000 in May of 2013. 3-month median price of $300,000 in May was up considerably from $218,570 in April and up modestly from $273,000 in May of 2013.

Inventory
Inventory of 17 in May was down 5.6% from 18 in April but up 6.3% from 16 in May of 2013. New listings of 1 in May were down substantially from 3 in April and way down from 2 in May of 2013. Months of supply of 10.2 in May was very slightly up from 9.8 in April and up moderately from 8 in May of 2013. On a year-over-year basis, months of supply has been rising for 4 months. This is the highest months of supply has been since August, 2013.

Days on market of 164 in May was way up from 108 in April and up a little from 142 in May of 2013.

Months of supply of 10.9 in May was very slightly up from 10.6 in April but down somewhat from 14.2 in May of 2013.

Market Time
Days on market of 163 in May was down moderately from 233 in April and down considerably from 252 in May of 2013. This is the lowest days on market has been since October, 2013.
