Median price in May was $829,500. This is down 2.4% from $850,000 in May of 2013. This is the lowest median price has been since November, 2012. 3-month median price of $1,011,500 in May was down modestly from $1,189,750 in April but very slightly up from $991,111 in May of 2013.

 

Inventory
Inventory this month is 75, the same as last month. New listings of 41 in May were up a little from 39 in April but down somewhat from 52 in May of 2013. Months of supply this month is 4, the same as last month. On a year-over-year basis, months of supply has been rising for 4 months. This is the highest months of supply has been since October, 2013.

Days on market of 77 in May was way down from 140 in April but up modestly from 66 in May of 2013.

Months of supply of 25.2 in May was up moderately from 19.6 in April and up considerably from 20.4 in May of 2013. This is the highest months of supply has been since November, 2013.

Median price in May was $165,000. This is down 52.9% from $350,000 in May of 2013. This is the lowest median price has been since March, 2013. 3-month median price of $169,702 in May was down a little from $174,404 in April but up slightly from $156,000 in May of 2013.

Inventory of 21 in May was up 10.5% from 19 in April but down 53.3% from 45 in May of 2013. New listings of 8 in May were up slightly from 7 in April but down moderately from 10 in May of 2013. Months of supply of 5.4 in May was up a little from 5 in April but way down from 12.9 in May of 2013.

Market Time
