The Santa Clarita Valley encompasses six areas which include the City of Santa Clarita and surrounding unincorporated areas. These six areas are called Valencia, Stevenson Ranch, Castaic, Saugus, Canyon Country and Newhall.
There are currently 679 active listings in all of the Santa Clarita Valley. Home prices have risen dramatically in the past two years. The rising prices have allow many home owners to finally gain equity and thus be able to sell at a profit and move to another home or community.
There were 1502 homes sold in the entire Santa Clarita Valley from May 1 to September 30, 2013. The inventory of homes was extremely low and a large percentage of homes were garnering multiple offer. The lack of inventory limited sales to only 300 per month.
There has been low demand for housing this Spring and this has brought down interests rates. Sellers and Buyers are negotiating once again. Home prices are being adjusted across the valley. However well priced and homes in the most desired locations are still selling quickly. The number one factor is the quality of the schools in the community.
