Most realtors concentrate on resales. When a client wants something, they search through the MLS to see what is available. Yet, in many areas, they are missing more than 1/3 to 1/2 of the availables in the area. In response to the home shortage in many areas of the US, builders are back and building big time. New home communities are popping up all over the place and farms or vacant land are converted daily to new subdivisions.
So what can you get with a new builder home. Your client can choose the type of home they like. They can choose the floorplan and the options and also the lot and elevation. Some new home subdivisions even offer large lots. In other words, they don't have to settle for what is there, they can make it theirs from the ground up.
On the other hand, many of the new subdivisions are further away from the big cities where people might be employed. Also with many builders, all the upgrades that the clients want such as upgraded kitchens, granite counters and nice flooring are extra and added to the cost of the home. While some builders include everything, that everything is also included in the price.
Resales offer the clients homes sometimes closer to town with the upgrades already in the home and the home priced considerably lower than brand new construction.
When new communities open, builders like to wine and dine realtors to make sure that they know the community is there. Sometimes they offer extra realtor incentives on commission as well as closing costs or options incentives for the buyer. Sometimes custom builders will give listings to realtors while the home is being built so that they can get it sold before it is finished.
It is important that as realtors we look at everything out there. It is important to visit every new home community. The best way we can all help our clients is for us to know the inventory. Believe me, new homes should always be on your radar for clients who want a certain type of home in a certain area. If you don't think this is important, then just ask the sales agent at a home community how many of the homes were purchased by people who came in with a realtor. You will find that many were just purchased by the clients without a realtor. If all of these people are purchasing without us, then just think of the business lost and think of the business that could be gained if you added new homes to your knowledge and inventory.
