Stage Your Home To Sell It Fast And For Top Dollar
Make sure you address both the outside and the inside of the house by cleaning and de-cluttering everything, from the front yard to the garage to the kitchen, bathrooms, and basement. Put away your personal items so buyers can imagine themselves living there.
Another way to spruce up your home is with a fresh coat of paint. Check your home’s exterior paint job, and don’t forget the front door, mailbox and garage door. In the interior, remove the pictures from the walls (as well as old wallpaper) and paint the walls in a neutral color.
Also, consider these tips if you want to sell your home fast for a good price: a) Hire professional cleaners to do the work; b) Get a home inspection before you put it on the market; and c) Make your landscaping look sharp.

Price is also an important factor in getting a home sold, but there are other things that can give you a competitive edge in the marketplace.
Offer Incentives: Mention in the listing description that you may be willing to pay some of the buyers closing costs. This can make a big difference in making your home more attractive to buyers.
Internet Exposure: 93% of home buyers are searching the internet for homes and most of them are looking on Zillow, Realtor.com and Trulia. It's critical that the listing is submitted to as many sites as possible for maximum exposure.
High Quality Photos: Professional photography is one of the most important parts of the marketing plan. Studies show that listings with professional photos (taken with a DSLR camera) can increase the value of your home by 1 to 6 %. Home buyers choose the homes they want to see by looking at the photos online. If you only have 1 photo in the listing or if the photography is poor, many buyers will skip viewing your home.
