Most buyers and sellers know me as the "Addison agent" but selling Addison Texas real estate is only part of my real estate world. I got into real estate because I manage and conduct estate sales. It made sense to be able to sell the house AND the contents, or either.
Back when I had a Texas auctioneer's license, I earned the Certified Estate Specialist (CES) designation through the National Auctioneer's Association (NAA). And recently I took the Certified Probate Real Estate Specialist class to earn the CPRES designation. I also have the Senior Real Estate Specialist (SRES) designation which helps when working with downsizing older adults.
Because I understand the probate process and the players, I can more easily work with executors, bank trust officers, and estate/probate attorneys when there is real estate left in a will, or when a person dies intestate.
And when there is a lifetime accumulation of household goods and memories, I can work with the executor and heirs, helping to take the emotion out of the process of selling the contents of the house for them.
The probate timeline begins with the preparation and the filing of the petition at the county courthouse. This can take one to two months. The probate timeline ends nine to eighteen months later, on average, (at least in Texas), with the final distribution of funds in the estate. There are many steps in between, but the most important for the sale of any real estate in the estate is the issuance of the Letters Testamentary. Real property can't be transferred without the personal representative receiving this. And it can take two to four months if the will is NOT contested.
Lots of patience is required when working with estate properties. I enjoy working with my executor sellers to help with settling and closing the estates.
