Another Home in New Bristow Village Sold to Very Happy Buyers

Sometimes, as a Bristow Buyer's Agent, you just end up with a client that knows exactly what they want.  That was the case with the Buyers that fell in love with this New Bristow Village home.  They went out with an associate of mine once to see a home, and then one other day with me to see three homes.  They knew they wanted this home as soon as they saw it.

Oddly enough, this home, located at 10907 Walter Taylor Road was hitting the market the same day the Buyer Brokage Agreement was put together:  April 3rd.  It was priced at $509,900.  The Buyers saw the home with me, on April 19th and we immediately set about writing an offer.  There is no question that Bristow, VA is experiencing a seller's market.  That means not enough homes to meet buyer demand.   Buyers who don't act quickly will often lose out to another buyer.  

It took three days for the Buyers and Sellers to come to agreeable terms.  To the Buyers it 10907 Walter Taylor Road in Bristow sold for $495,000 on June 23, 2014.probably felt like an eternity.  One of the sticking points was the Sellers wanted a quick closing.  The Buyers, who were under a lease that they were going to be let out of at the end of July, earlier was not better.  Unlike rent, mortgage payments are in arrears.  When you make your payment on the first of the month, it goes to pay for the month previous.  And since you pay your first month's partial mortgage interest at settlement for that month, there is a month delay in making your first mortgage payment.  We agreed on June 23rd for a closing date.  That meant no mortgage payment until August 1st, the first month they would have no rental payment.

Well, true, you shouldn't overprice a home in Bristol, but it's also good to see that when you represent a buyer, Chris Ann, you go to bat and negotiate hard for that buyer. So many other agents might not have been successful because stubborn sellers aren't always reasonable.

Elizabeth:  Bristol is on the Viringia Tennessee border.  We are Bristow, with a W.  Of course, you really shouldn't overprice a home in any market.  

Ron: I would love to have a covered porch that big.  And you should see the kitchen.  It has a very large L-shaped island with a a breakfast bar along the whole thing.  And on the opposite side of the gigantic island are two walls of kitchen appliances, cabinets and counters.
