Do Back Yards Sell Homes?

I recently went on a listing appointment where the home owner asked me "Do back yards sell homes?". I said "Yes" and went on to explain that back yards and outdoor living space in general are gaining in popularity, especially here in Colorado.
Well come to find out, the home owner interviewed an agent prior to me who said "Back yards do not sell homes!" Needless to say, that other agent did not get the listing. I got the listing and took great care to highlight the back yard and outdoor living space for the home owner. In fact, the back yard was one of the main selling points for the buyer and they put an offer well over list price to buy the home. Now, in defense of the other agent, maybe he/she had a listing where the back yard was just awful or non-existant and it made it difficult to sell the home. However, back yards and outdoor living space in general increase the value of the home and I am not sure why the agent didn't like this back yard. It is beautiful!
