Sorry Mr. Tenant...Using That Carpet Cleaning Coupon is Going to CO$T!

Each year at move-out time, some of my departing residents demonstrate why I need to refine my check-out cleaning instructions annually.

 

Although I provide the names of my PREFERRED service providers for house cleaning, carpet cleaning and yard work, every year some residents what to color outside the box and try to save $ by using a coupon that comes in the BLUE envelope.

 

 

I inspected a home on Saturday and when I entered, I realized that the AC was turned off and I then realized that the carpet had not been cleaned, or if it had been, it was done by someone who was not a professional and who did not know what they were doing.

 

There was debris on the carpet in clumps and the furniture divits had not been handled.

 

When I e-mailed the resident that I was going to have the carpets cleaned and take the cost from his deposit, he objected saying it had been done professionally.  

 

Today I received an e-mail from a local ChemDry franchise owner indicating they had cleaned my client’s carpet for the benefit of the resident.

 

.....so using the discount coupon is going to cost my former resident for the expense of an EXTRACTION service cleaning the carpet and the 20% service charge I tack on to these bills when residents do not follow instructions.

That is really sad that ChemDry did such a poor job.  Yes, not a savings at all.

In his lease, the tenant is responsible for pet fumigation....my EXTRACTION service can treat for fleas IN THE EXTRACTION water so that the additional cost of fumigation is not necessary.

Welcome back Wallace... you were missed!

I have an investor that I work with on a regular basis. She puts in her lease under special provisions, tenant must clean the carpeting after they move out using Chem Dry and produce a receipt. If they don't, they don't get their deposit back and it works all the time!

I believe just the opposite...had the tenant used my EXTRACTION firm and acknowledged that he had had pets in the home, they could have treated for fleas within the extraction water solution and he would not have had to pay for pest control....NEW WORLD out there....I want as little grit and chemicals in my carpets....for some reason, tenants think it is OK for their children to play on it....go figure
