Spring in Windsor and Essex County Real Estate

After what seems to be the longest winter on record here in Windsor and Essex county we are fully prepared for the spring.  We have been for quite some time now, and still we wait.

As we wait so do the sellers and the buyers for the typical 'Spring Real Estate Market'. If last year was any indication - they may not want to wait too much longer.

From a sellers perspective the market will be once again flooded with a dazzling array of new and shiny listings for them to compete with. If they have waited for the flowers to bloom to get on the market they may regret that decision - typically we see an increase of a third in new listings in the spring.  When you have listed slightly earlier in the year your competition is less and the Realtors have had the chance to fully implement their marketing strategy so you will be off and running when the sun does decide to peek its head out.

As for the buyers - well, who can blame them? It was cold and dreary and who really wanted to go out looking at houses in that mess? The savvy shopper did and is out now! Instead of wrangling with a gluttony of other buyers for the best properties they are calmly making the rounds now to get the cream of the real estate crop.  Even in a true buyers market the best houses always sell fast and for top dollar. If you want your best house at a good price you may want to rethink waiting until the end of May to start looking. There are some fabulous properties on the market right now and they will be snatched up.
