Prospecting while your previewing????? Thoughts on this practice.

With the current home market you may find that you have more time on your hands.  Unless you have other thoughts as I understand our job description it includes in this order our duties.  Prospect, Preview, List & Sell.  What do you think of the following reasons/tactics for previewing our inventory. 

  •  Preview to know the inventory. 
    • The person with the most market knowledge wins.  Remember when meeting with a buyer or seller to be fluent in the available inventory is to be the expert
    • When assisting sellers it is difficult to price property properly without adequate market knowledge.
    • When assisting buyers remember enthusiasm sells.  It is difficult to speak enthusiastically about property if you haven't seen any.
  • Preview effectively.
    • Choose homes to preview that are relevant to the market you want to serve.
    • Choose homes to preview that are geographically in the area you want to serve.
    • Choose homes to preview that appear to be a good value or offer a good comparison for homes that you are showing or pricing.
  • Prospecting when previewing.
    • Choose homes to preview that are occupied by a renter.  Ask the renter if they would like to buy the home they are living in.  The very best reason to do this is to see the reaction on the listing agent's face when you present their offer.(ever since someone told me about this I have always asked renters if they are interested in buying)
    • Preview homes in a development of new homes after hours.  Buyers driving through the development may want to see the homes after the site is closed.(Builders want their homes sold too.)
    • When previewing, if you see a neighbor of the home you're previewing outside greet them and ask them if they would like an opportunity to choose their new neighbor.  If they do not know a buyer for the home ask them if they would like you to contact them and tell them what the home sold for when it sells.  Add them to your client database.  Ask them if they were to move where would they go?  When would that be?

Probably would not mess with the tenant (probably a very rare case anyway).

Prospecting after hours at builders is a great idea...take it one step further and get them to prepare info packets for you on their inventory to hand out ot people after hours (they will do this because they want to sell!).  PUT signs on your car that you have NEW HOME INFORMATION AND INVENTORY. 

Careful about the way you say "choose your new neighbor"...sounds right on the border of something dangerously illegal!  Maybe, "do you know anyone who has ever talked about living in this subdivision?"

I too like to peview homes.  Often someone from the neighborhood just stops in to inquire about the home.  Seems they prefer to talke to someone in poerson than to call the agent or company on the sign.  Just as so often happens at our Open Houses neighbors are the first to stop in and yes they often know of someone who is looking in their neighborhood.
