The following are May 2014 Single Family Home Sales Statistics for Ada County. They are broken up by Resale, New and County. Canyon County coming tomorrow.
Ada County
There are almost 1000 more listings this year then same period last year. Only 21 more sales then last year, but most importantly average price sale price is up $13,000. The buyers are there purchasing, lurking waiting to strike, but waiting for the right house for them.
The average list price is almost $71,000 higher than a year ago. This shows that more higher end homes have come on the market. They are also the homes staying longer on market, which distorts the average days on market. Homes under $200,000 are averaging half this time on market.
New home sales are up, with inventory increasing the buyers have many more choices than year ago. The average new home price has increased to over $312,266, which is almost a $15,000 increase to year ago.
