Encinitas, CA Home Prices Remain Strong

Single Family Detached (SFD) home sales in Encinitas Ca,  increased 1 percent to $1,074,295 in May 2014 compared to $1,067,291 in April 2014. Year-over median prices for SFD homes in Encinitas, CA 2014 increased 15 percent, compared to 2013. Detached home sales in North County San Diego continued 22 straight months of sustained year-over median price increases. Median prices decreased 1.49 percent to $562,500 in May 2014 compared to $571,000 in April 2014. Year-over median price for SFD homes in North San Diego County increased 1.29 percent, compared to $555,200 in May 2013. Inventory has begun to finally pick up with new homes for sale hitting the market increasing 10.14 for May 2014 compared to April 2014 and increased 28 percent compared to May 2013. I don’t expect things to slow down anytime soon. If you are considering selling a home in Encinitas having a good real estate agent who understands the market is a must. Average days on market have increased to 49 compared to 42 last year. 16 of the 46 Encinitas Single Family Detached homes that came on the market in May were in Escrow by the end of the month showing strong buyer interest on homes that are priced right. To make sure you don't overpay for your home, you'll want to have an agent that does a thorough market analysis of the Encinitas home on which you are making an offer.
