The Princeville condo sales statistics for the First Half of 2014 show the median sales price for Princeville condos declined slightly this year-to-date thru June. For the full year of 2013, the Median Sales Price for a Princeville condo was $495,000. Year-to-date thru June 2014, the Median Sales Price is $460,000 (down 7%).
The Princeville condo sales statistics show that the least expensive condo sold (year-to-date thru June 2014) was Hale Honu 5A that sold for $252,000 in February. It was an REO (bank owned) condo that was listed for $201,500 and was on the market for 63 days. The previous owner (who was foreclosed upon) paid $380,000 in February 2007.
Currently, the least expensive condo offered for sale is a Sealodge one bedroom priced at $340,000.
The most expensive Princeville condo that sold (year-to-date thru June 2014) was Ka'iulani of Princeville #9 that sold for $1,225,000 in April. This unit has been on the market for seven (7) years before finding the Buyer. The Sellers paid $2,008,000 in October 2008. Unfortunately, those Sellers took a substantial loss.
There were four (4) Ka'iulani of Princeville condos sold so far this year - priced from $1,125,000 - $1,225,000.
There have been 47 Princeville condo sales year-to-date thru June 2014. Last year (2013 year-to-date) there were 50 sales in the same period so the number of sales decreased in 2014.
