As a home stager in Lake Mary, Florida, I find it interesting to ask random people their interpretation of home staging.  The following are a few of the responses.  Decluttering, yea, decluttering; making the house all nice, neat and pretty for buyers to take a look.  Home staging is that stuff they do on HGTV before the realtor comes.  It’s tidying up, putting stuff away, and then putting a for sale sign in the yard.  Home staging is when you add furniture that looks new.

Wikipedia defines Home staging as the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property's appeal by transforming it into a welcoming, attractive product that anyone might want.

Home staging in lake mary floridaEssentially, home staging is showcasing a home.  This is accomplished by defining or bringing out the best features of the home including architectural elements and other characteristics of the home.  This is done by making it warm and inviting to invoke an emotional response by appealing to the most possible potential home buyers.  A staged home presents itself with an idea of how a potential home buyer may live there.  Home staging is a two-part process:  the first phase is rehabbing or remodeling and repairing the home; the second is by staging, also known as the “icing on the cake.”

The rehabbing process is essentially getting the home prepared.  You bake the cake first before you frost it.  The preparation process involves the clean out of its contents.  At that point, you need to determine what works and what doesn’t and fix it.  Home buyers want move-in ready so if the home is out of date, it should be updated. 

 

vThis may include replacing or refacing the cabinets, replacing hardware, countertops, and appliances. 

 

vHow’s the lighting in the home?  Does everything work?  Need new bulbs or light fixtures? 

 

vDoes the flooring need to be cleaned or replaced? 

 

vAre there broken tiles or is there outdated flooring? 

 

vIs all the plumbing in good working order? 

 

vDo the faucets need to be updated or repaired?   

 

vAre there any broken windows?  What condition are the screens in?

 

vHow’s that roof?  Is there evidence of leaking that needs to be repaired? 

 

vA fresh coat of neutral paint goes a long way and makes an excellent return on your investment.  Neutral isn’t just white or beige or gray; neutral colors actually have undertones of other colors in them. 

 

vYou also want to take a look at the outside of the home.  Is it a jungle out there?  Pruning, planting and mulching are critical to the outside appearance of a home.  It’s what draws potential buyers to the front door because they want to see more; the outside should be fabulous.

What great features of the home will make it stand out from the competition?  This is what you want to capture when you stage.  Have you defined the purpose of each room in the house?  Is every nook and cranny spotless?  Has the house been aired out to eliminate all the construction and paint odors?  Have you taken professional quality photos to upload to the internet?  Make sure your home presents well as ninety-percent (90%) of home buyers begin their search on the web for a new home.
