I recently had someone who had signed up on my website respond very badly when I asked about him being pre-qualified with a lender or a reason for lack there of. He actually (in a nut shell) said I'd have "earn" his business before I could ask such a thing. Perhaps he wanted me to work for him with zero chance of getting paid EVER, but that's not how it works.
Not only do sellers want some proof you either have enough funds to buy or are qualified for a loan to buy when you submit an offer, but some actually insist on seeing this documentation before you can even get an appointment to see their home. Put yourself in the seller's shoes. Would you like for people who have no chance of buying your home to come view it?
When a seller has their home for sale and we make an appointment to show it they take the time to pick things up and leave home. They have been known to re-schedule things they needed to do to make their homes available to buyers. Should they have to do that for someone who is not qualified to purchase their home?
If you answered yes to that question then perhaps you need to find another firm to represent you as a buyer. I personally respect sellers and their right to only have qualified buyers see their homess. If you are looking at homes you can't buy it's a waste of time, yours, the seller's and my own.
Not sure who to call for pre-approval? Well it depends on what you want to buy. I have list of lenders I'll be happy to provide you with to call. Some offer products that others don't, like manufactured home financing or lease lot financing so it's important to know what you are looking for to get pre-qualified with a lender that actually do the loan once you find a house.
