Dear Homeowner,


Welcome to the Third Realtor club. This is an elite group of homeowners, who probably did nothing wrong. So please don't feel let down by the circumstance, there is still hope.  Not everyone can sell in 1 week, or get their full asking price, or close by the date they wish for.  Life is hard and selling a house isn't always easy.   I know your home was listed for sale twice before...and didn't sell.  I'm guessing you would've liked to have sold on the first try....can I ask what happened?  


I will be honest with you, I didn't show your home. I am speaking to you as if you were a friend, whom I would not want to hurt, so please do not get offended but even if I wanted to show your home, my buyers did not choose it.  I would prefer to talk with you in person. I can bring you a CMA, a current market analysis report and we can discuss the house, the market, sales strategies and whatever else comes up.  I want you to know there are always a few reasons a home doesn't sell. Alhough without seeing it, it is hard for me to pinpoint if it's the asking price, the location, the neighbors or the house itself. It could also be the buyers looking at the property or the climate of the sales market at that time.  


I have been reviewing your property's listings, I see how they were advertised online.  I noticed your property held an open house, but were there flyers, virtual tours, videos or broker's open houses published to advertise your home?  I think there is possibly some room for improvement.


I think your home should have sold the first time around...but since that didn't happen, I hope you'll meet with me to see what the third Realtor can do.

If they price it too high the first time you are better off being the 2nd or 3rd Realtor. They may come to realize they were asking too much to start with.

Thanks Alan, I think that's what the saying means....but on the other hand there are many listings that sell the first time out.  Thanks for your post!
