Victory Lakes Single Family Home:  May 2014

It is officially summer in Victory Lakes.  School's out.  The pool is open.  And thankfully, for the most part, the heat has not been unbearable.  Then again, we've yet to see what July and August, our muggiest months, have in store for us.  

Right now it is time to take a look back at the sales activity for single family homes in Victory Lakes for the month of May.  We will make comparisons to last month (April 2014) and last year (May 2013.)

Looking at the high list price above, you may think that is a type-o.  It is not.  That is a very large asking price for a Victory Lakes single family home.  And as of the end of May, that was still an active listing, offering nearly 5900 finished square feet of living space, and that's not including the over 2200 finished square feet in the basement.  Still it was a high list price, and has since been withdrawn from the market.  So that means an inflated percentage compared to last month's high.  This high list price was over 33% higher than last month's.  The low was nearly 3% lower than last month.  The average list price was up 6% compared to last month and up nearly 9% compared to last year.

It is important to keep in mind that list prices are suggestions.  What matters most is when you find out SOLD prices.

There was one more listing under contract in May, than there had been in April.  But May 2013 had ten listings under contract.  The high list price at time of contract was down over 2.5% since last month and high marketing time was up 2 days, equating to a 3% longer marketing time.  The low list price at time of contract was up 3% since last month and low marketing time was 10 days longer, which would have had your jaw drop if I only quantified it as 1,000% longer than last month.  The average list price at time of contract was down nearly 1.5% since last month, but up over 6% compared to last year.  The average marketing time was 65% longer than it had been last month, and was 73% longer than it was last year

Reading the contract column you might be afraid that marketing time is increasing.  It does seem to be, Victory Lakes Community Poolbut luckily, the sold column tells a different tale.  The high sold price was over 2.5% higher than it was last month and high marketing time was 81% shorter.  The low sold price was down over 2% since last month and the low marketing time was 80% (4 days) shorter.  The average sold price was up a little over 1% since last month, but down 6/100th of 1% since last year.  The average marketing time was 92% faster than it had been last month and was 80% faster than it had been last year.

Looks like the Victory Lakes market is pretty hot, Chris Ann Cleland.  Market time is fairly short, and that is almost always a good thing.  Nice report on Victory Lakes single family homes!
