Princeville Kauai condo/house update for the week of Jun 22nd to 28th

Aloha,

June 2014 made a valiant effort to meet or exceed June 2013 sales stats but so far, is falling short with 92 sales as of today, Sunday. The record from last June is 98. All we need is 6 closings on Monday!!! I had one scheduled for that day but it unfortunately got set over to July 1! Think we’ll see 6 closings on Monday? I don’t know, but what I do know is that I’m quite impressed with how June rallied. Hopefully the rally will continue into July. Here is what happened this past week:

Paniolo 103 is a new to the market since selling for $218,500 in 8/12. It is priced at $380K.

Contingent:

Mauna Kai F7 has been on the market for 385 days. It found a buyer this week while listed for $399,900. The prior sale was as a bank REO for $245K in 9/11.

Sales:

Hale Honu 10B sold for $349K while listed for $349,800. This townhome was purchased as a bank REO for $242K in 8/12. Emmalani Court 412 was purchased for $450K in 3/09 and sold this week for just $10K more for $460K, while listed for $499,999.

Withdrawn:

Villas on the Prince 6, priced at $679K was withdrawn after 163 market days. The last sale was for $725K in 3/05. Villas of Kamali’i 22, priced at $899K, was withdrawn after 56 days. The condo was purchased for $950K in 6/07.

Price Changes:

Villas of Kamali’i 59 reduced slightly from $695K to $690K. The prior sale was for $586K in 4/04. Now on to your Princeville home update which also saw a fair amount of action:

It only took 87 days for 4266 Waileia Place to go into escrow with a list price of $859K. The home last sold for $589K in 3/03.
5371 Honoiki was priced at $1.095M when it went into escrow this week. The prior purchase price was $375K in 4/02.

Sales:

5079 Kapiolani Loop, which was listed at $829K, sold for $789K cash with only 21 days on the market. 5081 Napookala Circle closed for $825K cash while listed for $899K. This home was purchased for $400K in 1/97.

Withdrawn:
After only 23 market days, 3661 Albert Road priced at $945K was withdrawn from the market. The home was purchased for $850K in 3/13.
