A good real estate agent isn't afraid to tell the seller what needs to be done to get the house sold. One of those responsibilities is to tell the seller if the house has odors or scents that are too overwhelming. 

Smells

When opening the front door I generally know if a smoker smokes in the house. Many times I call tell if they have a pet and can discern if it is a dog or a cat. Buyers can too. There are times that a pet odor or the smell of smoke can be detected standing on the outside of the home or front porch.

When selling your home you want your home to be the best it can be and to beat the competition. In Clarksville TN, there are many choices pf homes and buyers look at many homes before making a decision. As a seller, you want every little advantage and having a pleasant or neutral smelling home gives you that advantage.

It is my responsibility as a Clarksville TN Real Estate Agent to let the sellers know if odors are present. It can be a touchy subject as pets are often like children to the owners.  But never fear, if I smell dirty clothes or diapers I need to let the seller know that too. I explain it is my job to help them get the best price possible, in the shortest amount of time with the least amount of hassle. The fact that I detect a bad odor helps the seller to correct it and is certainly not intended to hurt anyone's feelings. I want my Clarksville TN sellers to get their properties sold and that is what they want too.

The best way to get rid of bad odors is to clean and air out the home. Do not smoke inside and if your clothes have that smoky smell, leave them at the door to air out. The smell of clean is the best smell. When it comes to pet odors it may take professional carpet or upholstery cleaning. In some cases where their is heavy soiling, replacement of the carpet and pad or even sealing the floors may be necessary.

Track down the smell and eliminate the problem. Keep your pets clean, the pet beds washed and litter boxes pristine. Don't smoke in the house  and remember the garage is part of the house. 

Cover-ups such as plug-ins or potpourri can be offensive too and even trigger allergic reactions in some people. I have seen some people actually pass out from sweet smelling room fresheners or incense. Remember think clean. Baking soda containers set around the house will help absorb odors and a vinegar and water solution will neutralize odors and do a great job cleaning.

Some other smells that offend and that can turn off a buyer:

  • All pet odors including birds and birdcages
  • Smoke smells of cigarettes, cigar or even pipes
  • Strong cooking odors like onion, garlic and fish. Even frying odors linger for a long time.
  • Trash cans and garbage that hasn't been taken out
  • Dirty clothes, shoes, wet towels
  • Upholstery, carpets, bedding and curtains absorb odors
  • Dirty Heating and Air vents spread odors back through the house.
  • Mold and mildew, damp odors
  • Body odors
  • Stinky bathrooms and kitchens

Sometimes, the homeowners become so accustomed to bad odors at home so they don't realize that buyers can smell unpleasant smells when touring the house. It is best to check the smell or ask a friend to do it for you.
