This is a recap of available properties for sale and recent sales in the Pasadena condominium complex, The Groves Of Pasadena, which is located at 1310 East Orange Grove Boulevard in the northeast area of the city. Statistical information contained within this report is from our local multiple listing service(mls) as of June 29, 2014.
The 58 unit complex was built in 1982 and from its location at the the southwest corner of Orange Grove and Holliston is convenient to the Foothill(210)Freeway and close to both the Allen as well as Lake Avenue Gold Line light rail stations. The Groves of Pasadena is a secured entry complex with gated entries on both streets. There is a spa and barbecue area within the complex as well as seating areas and mature landscaping.
Inside the units you will find both one and two level residences with two bedrooms and up to two-and-one-half baths. Patios or balconies enhance the open living spaces which feature tall ceilings, interesting windows, fireplaces and washer-dryer connections. Parking is in the subterranean garage accessed off Holliston Avenue.
There are currently two units available for sale at The Groves of Pasadena according to our mls records. One is a top floor single level unit with approximately 1057 square feet priced at $425,000. The other is a two level plan with approximately 1339 square feet and a private patio area listed for $435,000. There have been no mls-reported sales to date in 2014. 
For full year 2013, there was only one transaction. It was a single level condo which sold for $415,000(list price $399,000) in August of that year.
