Founders Pointe First Half 2014 Market Report
We always look forward to doing the Founders Pointe market report. The numbers tend to always exceed the rest of the area!
This spring was no exception. Sales just inched up but prices showed a remarkable increase.

In the chart, it appears that prices increased 14%.
In Founders Pointe the sizes of the homes vary a good bit so we also looked at the average Sales Price/Square Foot. In the spring of 2013 the Average SP/SF was $129. The Average SP/SF in 2014 actually decreased to $126. That was a 2% decrease. Further research revealed that there were 4 homes with square footage over 3000. This would cause the average price/square foot to decrease in this manner. Sales prices are certainly up but possibly not quite 14%. Of the 8 sales, 2 sold over list price and 3 sold for full price.
With lower inventory there are more offers on the homes and buyers tend to snatch them up quickly so as to not lose out!
Founders Pointe currently has one Pending listing with an asking price of $429,900. There are 2 Active listing showing but 1 of them has an inspection contingency on it.
That leaves 1 listing which is less than a One Month Supply! It may be mid summer, but Buyers are out there looking for homes in Founders Pointe.
