New Listing or OPEN HOUSE Postcards,

Which should I use?

 

On June 29th I held an Open House for a stately home, that coincidentially had an offer on it, that contracts were being sent out on the following Monday....however, the owners were thrilled about the offer and of course we did our best to bring in a higher bid.  

 

I sent out 100 OPEN HOUSE Postcards for the event, posted 6 signs with balloons, we advertised in the paper and online websites....galore.  And some success, there were 5 visitors.  It might have been better in the Spring when the weather was better....but it's hot and humid now.  Most of the buyers were just looking.  I did hear that most of them came from the online ads.  

 

 

However, when I told the Seller that I sent out 100 postcards she was happy to hear of our investment.  So while none of the visitors came because of the Postcard, I am hopeful one of the neighbors that received my invitation will still think o fme when they start to look to sell.  Success is not always immediate.....

 

For now....I'll keep posting online, advertising online and doing my mailers for the added exposure, because one just never knows when that will pay off big!

 

 

What is your success rate with Open Houses, what else do you do that I haven't thought of?

I don't use it, instead I leave fliers on the porch or door-knock to invite neighbors to stop by. Even if they don't come, they still like to know what is going on in their community.
