The real estate market for Sedona Arizona is currently showing an increase in sale prices.  The median sale price for residential properties in June 2014 was $465,000.  The median sale price for June 2013 was $325,500.  A median sale price increase of 42% in June 2014. 

 

The year to date sales statistics shows a slight increase in 2014.  The median sale price for 2014 was $392,500.  The median sale price for 2013 was $375,000., a year to date increase of 4.7% in 2014. 

 

The median cumulative days on market for June 2014 were 91 days.  In June 2013 the median cumulative days on market were 93 days, a decrease of 2% in June 2014. 

 

The year to date median cumulative days on market for 2014 was 125 days.   The year to date median cumulative days on market for 2013 was 119 days, an increase of 5% in 2014.

 

The median listing prices for June 2014 was $568,000.  The median listing price for June 2013 was $480,000., an increase of 18% in June 2014. 

 

The median year to date listing price for 2014 was $499,000.  The median year to date listing price in 2013 was $459,000., an increase of 8% in 2014.

 

The absorption rate is at 9 months. When the absorption rate is higher than 7 months, it is generally considered to be a buyers market.  

 

The overall real estate market for Sedona Arizona is showing a slight upward movement with sale prices, but at the same time there is a lot of inventory for buyers to choose from.
