Why Are There So Few Showings? -- Is It the Yard?

Entrance to HomeYour  located in an upscale area of Mechanicsburg has been listed for two months, and there has been little interest even though priced slightly below market value.  The home was staged, painted, and is so clean, visiting buyers could eat off the floor.  But you ask “why has there been so little interest?”

 

When a potential buyer pulls into the driveway, you have five seconds for your home to sell itself from the curb.   It is important to realize, the first impression of your home is its outside maintenance, most importantly the lawn and landscaping. First impressions are lasting impressions, and create expectations of what the home interior is like.

 

 

 

Rear Yard SideYou could have the most beautiful home in the development, but if the landscaping and yard are unkempt and poorly maintained, the curb appeal becomes a big negative.  Poor landscaping maintenance can drive down the property value.

 

You cannot undo a first impression, so to obtain the curb appeal to make that good first impression, keep the landscaping and yard well-manicured and in pristine condition. Great curb appeal will do a lot for marketing for your home.

AJ - Upkeep in the key in many situations.  Once the landscapers come in, they either have to come back weekly, or the Seller will need to maintain the exterior on a weekly basis.

Great post. There is an old saying about which is more important the sizzle or the steak. clearly the steak is more important than the sizzle. However without a little sizzle most people will not taste the steak.

One of my listing has great curb appeal, cement driveway, great newer insulated siding - nice virtual tour, very good back yard. But highway sound barrior wall at the back. In two months we had only 6 showings. No offer. Priced at $229,000 But home priced about $15000 higher and 3 BRs.

I have had buyers drive to the house and see the outside and just refuse to go in for fear of it being worse than outside.

Bette- you are spot on with this one.  It's awfully hard to turn around that initial first impression and curb appeal.. what the buyer sees as they are pulling up to the house is extremely important.
