Here is a relevant post that should warrant discussion by those in the business at this time. At some point, a software application will be developed that will enable someone to A B C the steps necessary to sell or buy REAL ESTATE. Then, there are so many supporting services that would love to help the "go it a loner" in exchange for their services. Lastly, anywhere there is big money changing hands, there will always be controversy and at some point, people for whatever reason may not want to part with tens of thousands of dollars so easily. I will say this...many would gladly would pay for services, but that figure would not be anywhere close to what it is now...Your thoughts please?

To say it is NOT so is a failure to recognize some basic facts that cannot be disputed.

One: Technology has changed the role of the real estate broker from an information source to a door opener. And since door opening technology is constantly improving, that function will soon erode away as well. True or not, consumers believe that the skill and expertise of a broker is no longer valuable or worth consideration. As the current crop of hi-tech first time buyers become resellers, they will have the confidence to go it alone!

Two: It’s too easy to become a real estate agent in most states. In Georgia, it is much more difficult to get a license to cut hair than to sell a multi-million dollar house!

Three: New real estate business models have diminished the level of agent supervision. In some cases, agents are completely unsupervised and operating as rogue brokers.

Four: Consumerism. We all want to pay less for everything. We now purchase many products and services online, and real estate is a natural match for the Internet. As it becomes easier and easier for sellers and buyers to directly interact the need for an intermediary becomes less and less a necessity. Especially when thousands or even tens of thousands of dollars are on the line!

Five: Court Rulings. Courts are throwing out protectionist practices every day in favor of a system that is open to all. As propriety systems become public, so too does the need for third party intervention.

As a result of these changes, it is my prediction that real estate brokerage as it is know today will be eliminated by 2020.

Agents need to take the proper steps to prepare for what lies ahead.

Richie:  I understand your predictions and there is still time to reign this in, and that action needed will be for agents to take ownership of their listings by preventing them from being syndicated by every 'Tom, Dick and Zillow" out there that owes nothing to anyone and manipulates out listing information by misleading consumers on values, and statuses. The ease of information access has given laypeople the belief that 'anyone can do that' and many are finding out that they still need the services of a professional or attorney to massage the transaction to completion.

       Most Real Estate Agents are in a state of denial - "It will never happen".  But as has been said, go to Blockbuster to rent a video.   Or visit Borders to buy a book.  Or  go see your Travel Agent to book a flight or plan a trip.

Most people get in their own way at times. And without the knowledge entailed to do it correctly without being sued the first time out one would be very lucky. We must keep control of our own business.
