As a Burlington Stager, I am always telling my clients that the focus of their home has to change from their needs to the Buyer's perspective as they walk through the house.
This is one of the hardest things for a Seller to do as they prepare their house for sale. They can only see it through their experiences in the home.
When you look at an area, do it from the doorway, not from sitting down. Buyers are walkers not sitters. Their perspective of your home is formed as they walk through a space or stick their head into a room while they walk past it.
Make sure you can see the focal point of the room.
Make sure the traffic flow is good from space to space. It will feel more comfortable.
Make sure you leave open spaces in rooms that the buyer can mentally place an item they own. This will help them bond with the house.
Make sure there are no pet accessories left out to trip them. Buyers are often so busy looking around that they do not notice small items on the floor.
Make sure your personal collections, photos and symbols area stored. The buyer should be concentrating on how their life will fit into this house not on your lifestyle.
Buyers walk through a house in a short period of time.
Make sure your home is ready to impress.
