If you have missed a mortgage payment or received a letter from your lender, here are some tips to help you keep from falling to Foreclosure...

1. Don't ignore it!-The farther behind you get, the harder it will be to get back on track.       

2. Call you Lender-Explain to them what is going on and see what they have to offer you.

3. READ YOUR MAIL-If you get something from your lender, OPEN IT. The beginning mail will tell you offers, the later mail will be regarding legal action.

4. Read  your mortgage docs-they will tell you what you can do in time of hardships

5. Understand your options-search the web. Learn about the laws and time-frames in the state that you live in. info at www.fha.gov/foreclosure/index.cfm

6. Contact an approved housing counselor-HUD offers free or very low cost housing counseling nationwide to help you. (800) 569-4287

7. Limit your spending-only spend the money that you MUST. Prioritize your spending

8. Assets-use what you already have but don't truly need to acquire cash that you do need (a second or third car, jewelry, second home)

9. Avoid fore-closure prevention companies-don't pay the high fees, you could be paying a mortgage payment with that money. Use the HUD approved counselors mentioned above.

10. Avoid SCAMS-don't sign anything with out reading it. You may just be signing your property over to someone who will then own your home without you knowing it-YES it is possible.

The most important thing is to not ignore it - face it because the lender doesn't want to go into foreclosure but would rather work out something if possible.  Have a great weekend.  Michael A. Caruso
