What's the Neighborhood Like?
The homes you would expect to find for sale in the Ridgewood Hills Neighborhood are generally going to range between 1800 and 4700 square feet with most homes being around the 2000-3200 range. Most of the homes were originally built in the late 1990's to the mid 2000's, with most homes being 2 story with some ranch style, as well as a few bi-, tri-, and 4 level homes. Since then, many of the homes have had updates and it's not uncommon to find homes that have extensive finished basements adding to the square footage of some of these great homes. The smallest homes in the neighborhood start with 2 bedrooms while the larger floor plans have a 5 bedroom layout with some of the homes that have finished basements. Most of the lots range between .11 - .21 acres but the range of properties in the neighborhood are .11 - .34 acres. There are also sections of this subdivision that have townhomes, that are well maintained and add to the economic diversity of Ridgewood Hills. HOA fees include taking care of the common ammenities and parks/recreation areas, common utilities, management, clubhouse, and pool. This fee currently runs between $300 and $596 per year, depending on what section you live. I believe the lower HOA fees might have been grandfathered in from the early construction as it appears the the homes built in the late 90's have the lower HOA dues. Neighborhood propery taxes generally range from $1000-$2200.
What's Going on Nearby the Ridgewood Hills Neighborhood?
Ridgewood Hills' location is one of the best in Southwest Fort Collins with fantastic shopping only 3-10 minutes away. Coming soon and only a short drive up College will be Renaissance on the Front Range with plenty of shops, dining, and a new 10 theatre Cinemark. Promenade at Centerra, located near 34(exit 257) and I-25 is 11.7 miles away (approximately 18 minutes) and provides a lot of the major outlets in Northern Colorado. Major Grocery stores in proximity are Target (3.1 miles, 6 min), Walmart (2.7 miles, 6 min), King Soopers (3.1 miles, 6 min), and Sam's Club (3.5 miles, 6 min); with plenty of more shopping within 10 minutes of Ridgewood Hills. The 3 major movie theatres in Proximity are Cinemark (4.8 miles, 9 min), Carmike (4.8 miles, 8 min), and Metrolux (11.7 miles; 18 min); click the links to go the the movie theatre websites, miles for mapquest. There are always festivals and music events year round. There are also many fine dining and casual resturants in the area including Qdoba, Panda Express, Fazolli's, South China Resturant, Jason's Deli, Cafe Rio' and more. What Schools will the Kids Attend?

There are 2 Hospitals within 15 minutes of Ridgewood Hills with the PVHS Harmony Campus(5.4 miles, 10 min) being the closest and the larger PVHS Main Campus(7 miles, 13 min; Full service with Emergency services) just a bit further. Medical Center of the Rockies (11 miles, 17 min) and McKee Medical Center(7.6 miles, 13 min) which are both full service hospitals as well with 24 hour Emergency Rooms. The 3 closest Post Offices (USPS) near Ridgewood Hills are 1, the Fort Collins Post office (3.3 miles, 6 min), 2, in the Scotchies Cleaners (4.4 miles, 7 min) and 3, US Post Office (5 miles, 9 min).
