If you are thinking of selling your home, the first thing to ask yourself is how serious are you about selling. 

Selling is not for the faint of heart. There is a lot of work and inconvenience involved to attain your goal. 

It may mean investing one more time in a home you are about to leave. You need top dollar for your house to obtain that new home. To get that top dollar your home needs to be in 'move in condition'. 

Be ready to invest your time and money to create a product buyers want. 

Those repairs you have been putting off will raise red flags for buyers. Now is the time to get them done.

When was the last time you updated your home? Light fixtures, counter tops, sinks, taps, colors etc can all become dated and make your home look old.

Take a look at the flooring. Is the carpet worn or damaged by your pet? 

Open your closets and cupboards. Are they tidy and showing off the storage the buyers are looking for?

Cleanliness counts when you go on the market. Look at the insides of appliances, tile grout, sinks and light fixtures. 

Does your home have good traffic flow? That means no squeezing past furniture to get around each space. 

Once your home is ready for the market, remember to keep it that way. Tidy and clean and ready for a viewing at any time disrupts ones normal lifestyle. 

Get advice from Professionals and make sure you have a plan that ensures you are investing your time and money effectively.

Janice, So many of my sellers have questioned why they did not make the repairs and updates while they were living there. They love their home even more once they get it ready to sell. That's proof that buyers will love it more too. It is work and does take time and money, but preparing a home for sale will bring top dollar. Great post.
