Where Coachella Valley buyers are coming from

As residents of the desert, we are accustomed to seeing tourists and vacationers who have come here to enjoy all that this area has to offer. Visitors are a familiar part of the landscape here, but have you ever wondered how many of these people end up making this area their home? Maria and I, as local realtors, wondered that very thing, and we were also interested in finding out where most of these people lived originally.
Knowing that purchasers of residential property in the Coachella Valley come from several places, we researched current statistics from the tax assessor to determine which locations are the top sources of buyers. We used the data from January 1, 2013, through June 19, 2014 (just under 18 months), and included the last monetary transaction recorded for properties within this timeframe, Although our results may not be 100% accurate, we believe that they are very close.
These are the top 5 California counties, outside of Riverside County, where buyers come from:
1. Los Angeles County- 650 transactions
2. San Diego County- 564 transactions
3. Orange County- 381 transactions
4. (tie) San Francisco & San Bernardino Counties- 121 transactions each
The interesting statistic here is the high number of buyers from San Diego County. It is widely thought in the desert that Los Angeles County buyers purchase the most property by a considerable margin, but even with a longer drive into the valley, San Diego County is right up there, even surpassing Orange County, which has a much shorter drive.
We then wanted to know the rankings of states outside California for purchasing homes in the Coachella Valley. These are the top 5:
1. Washington- 860 transactions
2. Oregon- 423 transactions
3. Illinois- 172 transactions
4. Minnesota- 165 transactions
5. Colorado- 158 transactions
It was expected that Washington would be first, with Oregon showing strong numbers, and the midwest states of Illinois and Minnesota also ranking high. The bigger surprise to us was the number of Colorado purchases: they average over 8 transactions per month in the valley. Also, Texas and Nevada were not too far behind Colorado.
Finally, we wanted to see which countries outside of the USA were buying in the valley. Here are the numbers for 2013:
1. Canada- 893 transactions (down approximately 147 from 2012)
2. UK- 5 transactions
3. Japan- 2 transactions
With its desirability as a snowbird-and-sun destination for Canadians, coupled with easy direct flights to the Palm Springs Airport from major Canada airports, the valley will probably always have a strong Canadian presence. As for other countries, we hope that more national and international exposure of the Coachella Valley will translate into even more international property buyers.
