Braemar Property Values:  May-June 2014 (Heritage Series)

Braemar home owners are definitely testing the limits of their A/C units lately.  Temperatures Yardley in Braemarhave been in the high 90's, but that is what you would expect in July. And I'm sure there will be more of the same to follow in August.

Right now, it is time for another Braemar Property Value Report for homes in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were six sales of Heritage Series homes in Braemar during May and June.  All but one were Yardleys, the most popular floor plan in the neighborhood.  The oddball was a Zachery.  The low sales price was $437,500 and the high sales price was $469,900.  The average of all six gives us our new average market value for Braemar Heritage Series homes of $459,217.  That represents nearly a 7% increase since last report and over a 6% increase since last year.  Very good news.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your Yardley, or other Heritage Series home on the market, priced to current conditions, you could expect it to go under contract in an average of 25 days.  You could also expect a buyer to request an average of about 1% of the sales price in closing cost assistance.

The Heritage Series in Braemar seem to be a lot bigger than some of the other models, although I do wish they would have placed the garage elsewhere. Trying to shoot a nice photo of a home when half of the lot is taken up by a garage is hard to do, but you shoot really nice photography, Chris Ann.

Elizabeth:  Those pesky garages do make it hard to snap a great shot.  Listing another Yardley tonight.  It was raining, so the owner's took the exterior shot of the home yesterday.  We'll see how they did.
