Cowlitz County Real Estate Market Activity First Half 2014
The Cowlitz County real estate market activity for the first half of 2014 it has been the normal as every year starting very slow in the winter, heating up during spring and end up at the highest activity of the year in the summer. The one difference during the first half of 2014 compare to the first half of 2013 is that all numbers increased there was 11.6% increased of new listings that came on the market, closed sales activity was greater with about 4.8% increased, and Pending sales also increased 10.3%.
At the end of January there were only 378 available homes in the Cowitz County real estate market making it the lowest inventory I ever remember in my over 11 year in real estate. Days on market decreased from 91 days on market in January to 75 days in June. Price per sq ft increased around 7% in the last couple months from the first couple months. All of the numbers mentioned above, less inventory, less days on market, increased price per sq ft and the hot real estate activity we already are experiencing in some price ranges are good indicators that our local real estate market is definitely improving.
Conclusion
The above numbers and the current real estate activity are without a doubt encouraging signs that we are on the right path to see a healthier local real estate market in the future.
