Doing "Drop n' Flop" on the most HUMID day in southern California!

"Drop n' Flop" in Westlake Village on a Hot Hot Summer's Day!

So, I have this listing that's in escrow which is going to close in 2 weeks. I send a "just listed", if possible an "in escrow" (especially when I have multiples in the area) THEN I like to do a door-to-door "area market update" with (of course) my listing highlighted, THEN when I send the JUST SOLD after the close, neighborhood homeowners are used to seeing my smiling face and relate the property with an "Ah Hah" I KNOW KATHY SMILEY- moment.

Sometimes I actually knock on every door, but when I have 200 flyers plus notepad to distribute I'd never finish, so I do the "drop n' flop" and cover 100 - 200 homes in a day. I put a "call to action" on my flyer, so many times I see a hit or two or three on my website even before I get home! I make a point to door knock face-to-face at some point in the year to my farm market - to get up close and personal but not every time.

So, today was the "drop n' flop" day. Oh my goodness, was it hot & muggy! It must be global warming or something, but today was so unlike typical Westlake Village.

First of all, it was a little cloudy with a "marine layer" going on. We are about 12 miles from Malibu and the beaches, but most of the time the Santa Monica mountain range separating us from the sea breaks up the marine layer. However, today the air was so dense you could cut it with a knife. Although it was only about 85 degrees, it was actually VERY HUMID (unlike the arrid air we usually have) so it was sticky and a lot muggy.

The Southshore Hills neighborhood is quite hilly, so I parked the car at about every 10 houses (big yards) and just took my time and walked up 5, then crossed the street and walked down 5. Otherwise, seriously, I think I would have expired from heat stroke! We have a lot of "flag lots" here, so many long driveways to hike up!

Here's a picture of what the weather was like today. We are in for a hot week. The good thing is it totally cools down in the evening, so you can enjoy the house with the windows open or sitting outside at night. I know some areas of the country have 70%+ humidity alot in the summer - and I'm not trying to rub it in - but here in So CAL 70% humidity is just so unusual! I'm going to take a cool shower and crank up the air conditioning tonight! LOL!

Kathy, you do a great job in advertising your listings, even after contracts!   It is very humid around here too, with too much rain.    We are used to more like 10% humitidy!
