Right on cue "The buyer says I like it, but I think I'll wait"

Buying a home is a huge decision. 

Buying a home you are going to live in should not be about how much money you are going to make down the road.

Buying a home should be more about your needs, wants and desires to find a place that you will love, thrive and nest for quite some time. Finding a home that fits your lifestyle.

So when a home, buyer after an exhaustive house hunting search where we saw so many beautiful homes says, do you think better homes will come on the market?

My stock answer is " My crystal ball is in the shop and all the parts are on back order!" 

This is what I did share with them. The local Woodbridge Virginia real estate market has experienced some very nice gains in the past year. We have a very healthy and balances real estate market. In the past month just to give you an example. There have been more than 190 homes come on the market, over 100 sellers offered price improvements to entice buyers and over 100 homes have gone Under Contract in the 22192 area. This includes the subdivisions of Lake Ridge, Westridge, Old Bridge Estates, Lynnwood, Twin Oaks, The Glen, Reid's Prospect, County Center, Woodmont, and River Falls.

So in an effort to help every buyer, my questions  to you are these:

1. Have you given any thought to what would happen to your buying power if you wait?
2. What happens if rates spike?
3. What happens if you don't find another home you like better than the ones you viewed?
4. Can you live with that?
5. Are you more interested in a deal?
6. Or are your really searching for a new place to call home. A place where you can build a life, settle in and make it yours.   

Then I tell them about the very nice couple I worked with for over four years. I worked with them for a long, long time.  Over the years they have written offers however, get got nervous and pulled  back every single time if there was the hint of a counter from the seller.  There stance has always been the same each time.  "I'll find someone who will accept my price."

I am usually quite good at being able to help and coach home buyers on all of the available options. However this family  was always in search of the best deal, the best rate, the best home, the best lot...yet were not willing to negotiate or entertain a counter offer from a seller.

Well, this year it was quite clear the market was getting away from them. Over the weeks, months, years I would send them the final sale price of the homes they saw and rejected. Many times they were in shocked that the house sold for at or above list price. Over and over they would say " we should have purchased that home." 

They just weren't ready. However this year they finally were ready. A home presented itself in an area they loved, and it didn't take long before we were writing another offer. The great news for them the offer was accepted and their house hunting days are over. They bought a lovely home. One they will be able to thrive in for decades to come. That said, the home is $25,000 more than it was four years ago. But the interest rate fell a bit.
