According to the First Multiple Listing Service (FMLS), North Atlanta real estate sales continue to be as hot as the weather! The summer sunshine is bringing out the buyers. Let's see what the North Metro Atlanta real estate stats for June 2014 reveal about Atlanta home sales.

There were a total of 3856 homes sold in the North Metro Atlanta area last month. That's a slight increase from the 3837 sold in June 2013. The average sale price for a North Metro Atlanta single-family detached home was $291,465, an 8.2% increase over the same time last year and the highest average since 2007. These homes ranged from a 2 bed/2 bath lender-owned 1930's Bungalow that sold for $18,250 all the way up to a 4 bed/3.5 bath riverfront home in the Cochise by the Chattahoochee subdivision of Atlanta that sold for $1,550,000.

The highest amount of North Metro Atlanta homes sold in the $200,000 to $249,999 range (a total of 533 units), with the second highest amount sold between $300,000 and $399,999 (a total of 500 units). Overall, 52% of the homes sold in North Metro Atlanta during the month of June 2014 spent less than 30 days on the market before going under contract. That is the exact same percentage as last year.
This is great news if you are a North Metro Atlanta seller. There are definitely buyers out there looking for homes in all price points. Price it right and you'll find buyers beating down your doors. Atlanta home buyers need to make sure they have their letter of approval from their lender in hand. When you find that "gotta have it" home, you are going to want to be able to negotiate a price as quickly as possible before someone else comes along to grab it.
