To Sell By Owner Or To Not

Tim Lockhart - Keller Williams Realty
If you're wanting to sell, but not with that of an agent, there is nothing wrong with that. Yet you will suffer from loss of exposure. And potentially list your home for too much or too little without proper market knowledge.
When working with an agent. We broadcast your home to every agent in the local MLS. And each agent is bound to have a buyer or two that would be interested in your home. Sure, you're able to post your home on such sites as Trulia, and Zillow, yet there are only few features that a home owner will possess with these resources. You will be able to save a substantial amount just on marketing alone.
Brief overview of The Keller Williams Listing System
Marketing a single home is difficult and expensive. As a full service agent, we will list your home on multiple platforms, as well as, market your home to buyers currently in our database.
Not only will we effectively market your home, we will agree on the best list price to get your house sold in the least amount of time, with the fewest hassles and the largest possible net to you.
Sure, you might be able save some money by doing it yourself. Yet would you be saving so much if you had to foreclose on your home because you couldn't sell it? This happens many times, granted not to everyone. But with an average commission, that isn't out of pocket, it's not that big of a risk going with an agent.
According to the 2013 NAR Profile of Home Buyers and Sellers "The median selling price of an open-market FSBO home was $184,000, while the median price for all agent-assisted sales was $230,000". That is a 20% difference when not going with an agent! So that goes to show that attempting to go in alone to save the commission may actually end up costing a lot more.
One thing to keep in mind, being a For Sale By Owner, is that there are 4 types of buyers.
- Serious, and in a hurry.
- Serious, and not in a hurry.
- Investors.
- Looky Lous.
It can be hard knowing which is which when you have a potential buyer. With the experience an agent has, and the knowledge of a potential buyer, the easier it is for us to help you comb through those who want and can buy your home for what you want, and those that just want to waste your time.
And if there was a buyer looking for a for sale by owner, they're only looking to get a good deal! They just want to save money too. But how could you both save on the same commission? So honestly, the biggest disadvantage to selling your home by owner is the hassle.

In conclusion, to sell by owner or not? The choice is ultimately yours. You just have to ask yourself if you're ready to sell your home now!
