We like it when Buyers know what they want during their home search onSmithtown Long Island Home Long Island. We are working with a couple who are looking for a home in Smithtown Long Island 11787 within the Smithtown School District. They want to downsize from their large Colonial house, but they do not want to move into a Condo. They are looking for 3 bedrooms, 2 full baths, a garage, no basement, no pool and a yard that can be easily maintained. Their price range is up to $500,000. They do not care what style the house is.
 
 
The following is what is currently listed on the multiple listing service according to their wants and needs:

Count = 4
Price: $364,000 - $495,000
Bedrooms = 3
Baths =     2
Basement = No
Garage =   Yes
Average Listing Price = $444,000
Average Taxes:           $10,800
School District = Smithtown
 
Smithtown Long Island HouseWith only 4 homes available in Smithtown using their criteria, inventory is quite low. Buyers are out and about but are not finding many homes that will work within their wants and needs. If they were looking for the same criteria with at least 4 bedrooms, the total increases to 9 homes for sale. If we include other hamlets within The Town Of Smithtown with Smithtown Schools, that number jumps to 5. If we add close-by School Districts of Hauppauge and Commack, the number rises to 8. Currently, there are 156 homes for sale in Smithtown, but they don't meet the criteria of these Buyers. 
 
With limited inventory, using the benchmark for these Buyers, there's not much to show them, and they are only interested in the Smithtown area.
