Don't let Fido be the Reason Your House Does Not Sell

 dog     Whenever we take a listing where one of the residents is a dog...we discuss what will happen to the dog when there are showings. Will he kenneled...take a trip to doggy daycare...a walk with the Seller or the dog sitter ?  The dog cannot be left to wander the house and be part of the tour with buyers and agents.

   We know he is friendly...licks our hands and brushes against us.....follows us everywhere. But sometimes...animals and the people who tour your home have unpredictable behavior.  The dog may want to be left alone..OR played with but not in the same wa

y that the child on the tour has in mind.

   Some buyers may just be afraid of dogs and not want to tour any house with dog who is not kenneled or on a leash.  We say it all the time...to make your listing ALL about you....you as a Seller have to make it "all about the Buyer(s)"  which includes making sure that Fido is not in the way or a cause for delay in setting a showing.

   If there are times when work hours prevent the owner/seller from being available to take the dog outside...have a plan B...the dog sitter....doggy day care...the dog house. Real estate is a numbers game...and the more showings the better...the more showings that are refused...the better the opportunity to see the house and write an offer.

    We know Fido is a member of the family and we undertand that...not every buyer will feel that way....make it easier for them, and in the long run...easy for you to get the best offer possible that enables you AND Fido to move on to your new home.

Smells or not being able to show the house at all....nowhere for Fido to go with no plan in place.

Yes Barb....cats are not exempt from pet cautions....ours know they have a good home and the door is not attractive ...but there are escape artists !

Great article.  My biggest concern is the animal slipping out the door and not being able to return it to it's owner. Cats can be very sneaky...

It is easy to have one room where kitties are kept content with a litter box and food...Dogs need to be walked, taken outside, gone to doggy day care, kenneled.....dog sat.

I arrived at an inspection last week to a sign on the door.  "Do not enter the house unless you have made a previous appointment."

The agent "forgot" to tell the sellers we were coming for an inspection.

There is a 240 pound Great Dane in the house.

Not going in!
