The love letter is back! What is a love letter in real estate? When the market is hot and competition for desirable homes is high buyers can gain an advantage by writing the seller a love letter.

You may be wondering why in the world would I write a love letter to a seller? The answer: you want an advantage in a competitive real estate market.

What should I put in my love letter?

Compliment the seller on their home

Tell the seller why you love the home

Compliment the neighborhood

Make it personal

Be genuine

Love letters often appeal to a seller’s emotions and often especially if the owner has lived in the home a while the decision to sell a home is a very emotional process. If you find yourself in a bidding war or want to land the perfect home it may be a love letter that makes all the difference.

We had a local agent doing this sort of thing a few years ago.  It worked for a while, but he got shut down because the local board saw it as reverse descrimination.  I see both sides of it.  If it's working for you, go for it!

The jury is out on this for me. As a landlord also, when I see this with a rental app it speaks desperation and bull sXXT to me. I have heard it works for some. SUGGESTED! as I want to see where this goes!

Pat, the may appeal to a seller's emotions, but not as much if there is a better offer on the table!

Hi all, it has worked for me and it has not worked too.  There have been 3 times that it worked in the past and present.  I will site 2 below.  I also believe if it is meant to be it will happen no matter what is done.

It worked was when there were 3 offers and they were all similiar in terms too.  My buyers wrote a letter and the owners could relate and t ook their offer.

The profound time it worked was last summer in August.  I blogged about it.  My buyers have been looking for a long time actually 2 years.  They made several offers and missed out.  This time they were the low bid but did have a more to put down and the letter was perfect.  It worked even though they had the lowest bid.  Now it could have been because of their down payment but I really believe the letter worked.  There were 3 offers at the time.

Hi Pat! That's a great idea and I'm so glad that we are experiencing multiple offers again in my market. Though I didn't write a love letter last nigt, I did impress upon the other agent my clients buying power and clean contract to win the home.
