Ponte Vedra Beach is the southernmost of our oceanside communities, and is located in St. John’s County, whereas all the other beaches communities are in Duval County, FL.
This report shows a 46% increase in sold homes year over year, and a nice decrease in days on market. It also shows a very nice uplight in the upper end, of just under $1M increase.
This is different from both Atlantic & Jacksonville Beach - they showed decreases of homes sold year over year, and increases in days on market, as well as not as much upward movement on the price spectrum.
If you are a buyer in today's market, the lower number of homes for sale means you MUST have a pre approval letter to submit with your offer. You should also be prepared to offer close to list price if not at list price (of course, this depends on property condition and location). Some of the lower priced properties are selling for more than list price in our current market.
If you are a seller in today's market, you should be prepared to have your house SHINE for pictures, be 100% prepared for showings the first few days on market, and have your next destination secured to ensure a smooth closing.
