Do you think Open Houses are Important to your business?

Do you think Open Houses are an important element in building a successful real estate career?  Do sellers expect or even want their Listing Agents to have an Open House in their homes?  Are Open Houses an effective use of the Agents time?  What can Agents do when they don't have listings of their own?  Do you ask other Agents in the office can you sit in their listings on a Saturday or Sunday afternoon?

These are some of the questions that most Real Estate Agents face when trying to build their client base.  Personally, I believe if the client is willing we should utilize all resources available to Agents to help get the seller homes SOLD.  Open Houses is one of the resources that should be used.  Now with the internet and social media readily available to home buyers and sellers.  It can only enhance our chances for obtaining new clients and getting more exposure for our clients listings.  

So, what are some of the techniques that you use to get buyers into the door of an Open House?
