Life continues to be a challenge for many passive-aggressive rental prospects new to the area's rental market.

 

A rental prospect contacted me this AM with questions that were easily answered on the property listings on my web site AND wanted my assurances that there had been no CATS at the properties.

 

....like EVER? I wondered.

 

Unless she is going to find a new INVESTOR OWNED property that has never been lived in/had pets in and is willing live with the "out gassing" of the new carpet, I could never advise anyone that there had been NO CAT (NO PET) at the property I manage.

 

.....and I think this is a GREAT opportunity for her to BUY a NEW CONSTRUCTION home and be able to tell prospective purchasers when she sell that THERE HAVE BEEN NO PETS HERE!

This would be particularly difficult in properties that have been around for a while, you never really know for sure Wallace.

Yeah, that would be pretty impossible.  I do appreciate folks have pet allergies, but then they need to look for hardwoods and maybe plan on doing a HVAC system air duct cleaning.

I told her I could not give her a guarantee and that there is no history of NO pets in properties so she needs to look elsewhere if that is a concern.....

This is good advice. The majority of homes have pets at some time.

Wallace, that is great advice and I've had several buyers with the same question, one just this week. The answer is new construction and we ratified a contract on a pretty, new home last night.

The only way to guarantee no previous pets is new construction.  Not sure what else people would expect...
