We know that when we are selling older homes there is that lead paint exhibit we must deal with. We also know that an inspection may turn up asbestos. so many folks have these issues dealt with and feel they are ready to market and sell. You get a contract you make it through an inspection. You are elated. Then ENTER the insurance company.
If you are not the original owner of the home you need to be prepared to answer some questions. Has the electric been replaced or up graded? If so when. Is the home serviced with water and sewer. If not when was the last time the septic system was serviced and has the well been tested for bacteria ? When was the last time the roof was replaced? These questions come from insurance companies so they can figure out IF they will insure the home and what they are going to charge.
Go through your older home, assemble all the records you have. You will, believe me, need them
