Listing Presentation; Are You a Winner or Loser?

Even the most experienced Realtors can make some common mistakes during a listing presentation. Here are some tips on what to avoid so you make the best impression on your prospective clients.

First, remember that EVERY listing presentation is a job interview. You are applying with the sellers for the opportunity to sell their home. And you need to convince them that you are the best real estate professional for this job.

I'm sure you have your standard listing presentation down by the time you do it a few times as I do. For example, I tell them about my company, myself and my background, and everything I'm going to do to market the home and get it sold. I always share a current comparative market analysis (CMA) to show the prospective clients what the current market recommendation for a list price is on their home.

Although this is all well and good, what differentiates a good listing presentation from a GREAT listing presentation; and what increases your chances of getting the listing, is your ability to tailor your standard listing presentation in real time based on the reactions and personalities of the prospective clients sitting in front of YOU.

Good info. My personal listing presentation is probably one of my strongest segments of my marketing. It actually begins prior to our meeting. I like what you said about tailoring it for your consumer, so true.

More than anything else, I think (at least I hope so) I listen more than anything else. Seems like as agents we're so eager to say how wonderful we are that we don't always see it from the side of our consumer.

Good point, Daniel. Before any listing agreement is finalized you have to be prepared to fulfill the obligations that the agreement imposes. It can be difficult getting all of the information about the listed property from the seller, including any personal concerns that may arise. When the seller or buyer cooperates in an agreement with you, as either listing or buyers agent, you'll have the confidence you need to meet your client's goals. The end result is profitability from good business

It is important to tailor your presentation based on the person you are meeting with. There are some who are very analytical based and others who are emotionally based - you need to know your audience.

Yes it all depends.  Have they already desided to list with me? or is this a competive listing presentation? My first goal is to establish rapport.  Then I can decide when to go from there
